          With its 24 districts, Luxembourg-Ville offers its inhabitants a diverse choice in terms of environment and housing. What are the most popular areas of the capital? What are their advantages, and above all, what are the prices of real estate in Luxembourg? We help you make your choice by comparing five emblematic neighborhoods.

          1. The district of Gasperich

          Live in Gasperich

          Dynamic, Gasperich is home to the new shopping center of La Cloche d'Or . By 2027, hundreds of thousands of square meters of offices and commercial space, as well as 2,000 housing units, will be established there. Located in the heart of the main roads, it is also well served by public transport .

          The area is home to many places for recreation and relaxation such as Kockelsheuer Park and its sports center, ice rink, skatepark ...

          The school supply is also highly developed: In addition to maternal and primary cycles, the district is home to Vauban High School.

          Real estate in Gasperich

          To rent   : currently, the average rent in Gasperich is around €   1,750 per month for a 2 bedroom apartment.

          Buy   : the price per m² of an apartment is a little above 7 900   € per m² , while that of a house has just exceeded 7 000   € per m² .

           

          2. The district of Kirchberg

          Living in Kirchberg

          The Kirchberg is the business center of Luxembourg. It revolves around its central lane, Avenue JF Kennedy. The area is served by the tram and several bus lines.

          With a little less than 6,000 inhabitants, it attracts an active and student population . The Kirchberg hospital is located there.

          Its cultural and leisure offer is important   : the swimming pool and the sports and cultural center of Coque, the Mudam, the Philharmonie ...

          The Kirchberg has a diversified school offer :  Basic School, European School and University of Luxembourg site.

          Real estate in Kirchberg

          To rent   : The rent of a two-bedroom apartment in Kirchberg is around €   2,000 .

          Buy   : The average price of m² in Kirchberg is 9 150   € .

           

          3. The district of Bonnevoie

          Live in Bonnevoie

          Bonnevoie is an eclectic and dynamic neighborhood. It is close to the train station and is connected by a pedestrian bridge. There are many local shops, as well as bars and restaurants.

          The neighborhood has its own pool, football field and Kaltreis Park. As you enter the woods, you venture into the valley of the Alzette, a real natural setting . Culturally, Bonnevoie is home to one of the most recognized places in Luxembourg artistically speaking   : the Rotondes.

          Bonnevoie is the family district par excellence. There are nurseries, a basic school and the Lycée de Bonnevoie.

          Real estate at Bonnevoie

          To rent   : rent a 2 bedroom apartment in Bonnevoie will cost you on average €   1,650 .

          Buy   : Bonnevoie offers a variety of interesting housing:  studios, apartments, terraced houses or villas. The average price of a m² is 7,200   € . However, the closer you get to the park, the higher the prices.

           

          4. The district of Belair

          Live in Belair

          Belair is a chic residential neighborhood that offers a variety of housing, often high-end   : mansions, luxury residences ... Near the city center, the district is connected to the road of Arlon and Strassen. Its calm environment is one of its main assets. However, its central position is that during peak hours, traffic is dense.

          The area is well served by public transport , including buses. Several Vel'Oh stations are present.

          With more than 10,000  inhabitants enumerated at the  end of 2018, the district has two primary schools and many crèches. The Athénée de Luxembourg is also established there.

          Real estate in Belair

          To rent   : Belair being a posh district of the capital, the price of rents is strongly impacted. The rent of an apartment is around 2 000   € .

          Buy   : the price per m² for the purchase of a house in Belair exceeds 9 000   € . The apartments approach 9,500   € .

           

          5. The Limpertsberg district

          Living in Limpertsberg

          Located near the Kirchberg, and despite nearly 11,000  inhabitants, there is a certain calm in Limpertsberg, probably because of many undeveloped spaces. The place of Glacis is its nerve center. There are the main bus lines to the city center, the Kirchberg and the train station.

          The neighborhood is home to several parks . Culture also has its place   : Grand Théâtre, Utopia cinema ... The months of August and September are animated by the Shueberfouer, the inescapable carnival.

          The school offer in Limpertsberg is highly developed despite the move of Lycée Vauban. However, further school moves are expected by 2025 to relieve congestion at rush hour.

          Real estate in Limpertsberg

          To rent   : renting a two-bedroom apartment costs an average of €   2,200 . However, the neighborhood has a large supply of high-end housing that far exceeds these estimates.

          Buy   : real estate prices in Limpertsberg are relatively high. Houses are averaging €  9,300  per square meter, apartments costing more than €  10,500  per m².
